Can a roof be repaired instead of replaced?

Sometimes. A localized defect on an otherwise serviceable roof may be repairable. Replacement becomes more likely when damage is widespread, materials are near the end of service, decking is compromised, or repeated repairs no longer address the underlying condition.

Age alone does not decide the outcome; the roof should be inspected as a system.

What should I do when my roof is leaking?

Protect people and belongings, contain water if it is safe, photograph visible conditions and call for an inspection. Do not climb onto a wet or storm-damaged roof. Active electrical hazards, structural movement or major water entry may require emergency services first.

The indoor drip location may not be directly below the exterior entry point because water can travel along decking and framing.

Do missing shingles require immediate repair?

Missing shingles expose the roof assembly to wind-driven rain and further lifting. Arrange an inspection promptly, use safe temporary interior protection if needed, and avoid climbing onto the roof yourself.

The repair scope depends on underlayment condition, surrounding shingle adhesion, material availability and the cause of loss.

Why does roof flashing leak?

Flashing can leak when it is missing, displaced, corroded, poorly integrated with roofing materials, or sealed as a surface patch instead of layered to shed water. Chimneys, walls, valleys and penetrations need system-specific details.

Sealant alone is not a universal or permanent flashing repair.
