Why commercial roofing needs a different approach

A leak in a retail space or an office building isn't just a maintenance issue — it's lost revenue, inventory risk, and tenant disruption. We work with business owners and property managers to schedule around operating hours, sequence work to minimize closures, and communicate clearly throughout the project so there are no surprises.

Property managers & multi-family properties

Multi-family and commercial properties often carry larger, more complex roofing systems with more at stake per delay. We provide clear scopes of work, realistic timelines, and documentation suitable for property management and ownership groups managing multiple stakeholders.

Direct answers

When can a commercial roof be repaired?

Localized membrane, flashing or penetration defects may be repairable when the surrounding assembly remains serviceable and moisture has not spread widely. Core cuts, moisture surveys or other diagnostics may be appropriate before defining scope.

Repair feasibility depends on membrane type, attachment, insulation condition, drainage and warranty requirements.

What is TPO commercial roofing?

TPO is a single-ply thermoplastic roof membrane commonly used on low-slope commercial buildings. Seams are heat-welded, and performance depends on membrane, attachment, insulation, drainage, penetrations and installation details.

Product thickness and assembly requirements vary. Building-specific design and manufacturer instructions control.

How often should a commercial roof be inspected?

Many building owners schedule inspections at least twice a year and after significant storms, with frequency adjusted for roof age, traffic, warranty requirements and known drainage or leak issues.

Manufacturer or warranty requirements may specify a different schedule.
